What’s the difference between Santa Rosa Beach and North Santa Rosa Beach?
Santa Rosa Beach real estate is defined as everything south of Highway 98 and North Santa Rosa Beach is defined as everything north of Highway 98. Demographically speaking Santa Rosa Beach is populated mainly with vacationers and tourists while North Santa Rosa Beach is comprised of almost exclusively primary residents.

What is the most expensive Santa Rosa Beach real estate for sale?
With most people coming to South Walton Beach and visiting the 30a area the most important thing to them is going to the beach. For this reason, the most sought-after real estate is beachfront and Gulf front condos. Unfortunately, there is a limited resource. For obvious supply and demand reasons, this makes 30a beachfront homes the most expensive real estate available in South Walton Beach.
What are the best restaurants in Santa Rosa Beach?
Borago – is located at the base of the 331 bridge directly on the Choctawhatchee Bay. They serve up some of the best contemporary Italian food in Santa Rosa Beach.
Bud and Alley’s – this beachfront restaurant is located in Seaside. It is known for the best sunset along 30a from the upper deck restaurant and bar.
Chanticleer Eatery – this is my favorite restaurant for lunch. Located directly next to 30a Local Properties. Everything is excellent but I love the salads!
Louis Louis – the sister restaurant of the famous Red Bar in Grayton Beach. For the most part an identical menu a very similar atmosphere.
Stinky’s Fish Camp – is a great restaurant to find fresh fish and seafood along with some other original southern recipes. Remember to bring your cash. They do not take credit cards.
The Bay Restaurant – is a great place to stop by and the southern Gulf Coast cuisine, sushi, and other fresh seafood. You will enjoy the beautiful views of the Choctawhatchee Bay.
The Vue on 30a – this is the restaurant for the Santa Rosa Golf and Beach Club. Voted for the best views of the beach and Gulf of Mexico along 30a. Excellent food and buy one get one free entrée before 6 PM for dinner.
